A balance to a past landlord, a collection, or a rental debt. Amount and whether it is paid or open both matter, and they change which properties can still say yes.

Filing or judgment
An eviction filing, a judgment, and a dismissal are three different things on a Tarrant County screen. Age matters too, a 2019 judgment reads differently than a 2025 one.

Credit band and income type
Under 560, 560 to 619, or 620 and up. W-2, self-employed and 1099, or a housing voucher. These two answers usually decide the primary path on their own.

Which path should I start with?
Start with whatever is most likely to trip the screen. If you owe a balance or have a filing, start with the money-owed path. If your file is thin or your income is 1099, start with the guarantor path. If neither applies and you just want the best deal, start with lease-ups.
Can I use more than one path?
Yes, and most approvals do. A guarantor plus a structured deposit is a common pairing. We price the combination rather than making you pick.

How long does the whole thing take?
We usually come back with a routed list the same day you contact us. From there, the timeline depends on the path, a guarantor service approval can be same-day, a voucher inspection takes longer. We tell you the expected window up front.
