Sound familiar?

Most renters think their file sorts them permanently into the worst inventory

It doesn't, and the market is the reason. Class A rents have posted year-over-year growth for five straight quarters and closed Q1 2026 up 3.2%. Class B just turned positive for the first time since 2023. Class C is still falling. Read together, the gap between what a struggling renter gets and what a qualified one gets has narrowed to almost nothing, if you take the right path in.

An old filing follows you around

An eviction filing, a judgment, and a dismissal all read differently on a Tarrant County screening report, and most renters never find out which one they have. The distinction changes which properties can still say yes.

A denial with no explanation

Automated screening returns a decision, not a reason. Without knowing which threshold you crossed (score band, income multiple, or a flagged record) the next application is a coin flip and another fee.

Nobody prices the way in

A guarantor service, a doubled deposit, and last-month-up-front are three very different amounts of money. Quoted monthly they sound similar. Run out over a lease term they are not.

Concession math that hides the real rent

Two months free on 15 months sounds better than one month free on 12. Run it out and the first lands at $1,082 a month, the second at $1,146. Gross rent is the number they advertise; effective rent is the number you pay.

A guarantor, a structured deposit, better documentation, or a cleared balance moves somebody out of declining Class C into a lease-up Class A that's still discounting.

The paths

Every way into a Fort Worth apartment approval

Paths stack. Most approvals use two, so nothing here is either-or. Pick the one that sounds like your situation and we'll price the combination.

Why work with us

What a single-county locator can do that a nine-market operation can't

We don't compete on breadth. We compete on the thing that decides your application: knowing what each specific leasing office actually does with a file like yours, today.

Organized by path, not by problem

Every renter here enters through a path: guarantor, deposit, documentation, lease-up, or voucher, instead of a diagnosis of what's wrong with their file. Paths stack, and most approvals use two, so we price the combination rather than picking a winner.

Every path priced in total dollars

A guarantee is a real expense. A doubled deposit is real cash at signing. A co-signer is a real obligation for somebody else. Our Cost Calculator puts all of them side by side over your actual lease term so you can pick the cheapest route in rather than the one that sounds smallest per month.

Per-property criteria, verified by phone

Screening criteria change without notice and no listing site tracks them. We call the leasing office and confirm the income multiple, the deposit structure, and how they treat your specific flag before you spend an application fee. A single-county focus is what makes that possible.

A maintained Lease-Up Board

Tarrant County communities in fill, listed with submarket, class, delivery date, current concession and expiration, income multiple, which approval paths each accepts, and the date we last confirmed it with the leasing office. Any record older than 60 days gets pulled.

Free to you, and we say who pays

The community pays us a referral fee when you lease. Nothing is added to your rent and you never write us a check. That's the whole model, and it's the same way most Texas locators are paid.

Licensed and named

We're licensed Texas agents under Spirit Real Estate Group, LLC (TREC #9003398), designated broker Tom Birdwell, and members of the Apartment Association of Tarrant County. You can look all of that up.

More about how we work

The process

What actually happens after you send us a message

  1. 1

    Route the file

A few questions about money owed, filings, credit band, income type, and whether you have a co-signer. Out comes a primary path and a backup.

  2. 2

    Price each path

We put a dollar figure on every open path over your lease term, so you can see which way in is actually cheapest before anyone applies.

  3. 3

    Match and verify

We pull properties that accept your path, then call each leasing office to confirm criteria, concession, and total cash to move in.

  4. 4

    Follow up, including on denials

If something comes back denied, that's information, not the end. We stack a second path and send replacements the same day.

Not sure which path is yours?

Nobody can self-diagnose a denial. That's what the Router is for.

Why believe any of this

We're new, so here's our method instead of a wall of reviews

This brand hasn't placed enough renters to publish counts or ratings, and inventing them would be a misrepresentation. What we can show you is exactly how the work gets done.

We call the leasing office

Criteria change without notice and listing sites don't track them. Before you spend an application fee, we confirm the income multiple, the deposit structure, and what the property does with your specific flag, by phone.

Every number carries a date

A rent, a concession, a criteria threshold, or a lease-up status is only useful if you know when it was true. Every one we send you has a verification date attached, and we pull Lease-Up Board records older than 60 days.

We publish the failure mode

Our list updates in real time and it can still be wrong. Sometimes a community hasn't updated their system, sometimes someone applied twenty minutes ago. If a unit's gone when you call, tell us and we'll re-verify and send replacements the same day.

Licensed, and named

We're licensed Texas agents under Spirit Real Estate Group, LLC (TREC #9003398), designated broker Tom Birdwell. Single county, so we can verify instead of guess.

Where we work

Fort Worth and Tarrant County. That's it.

North Fort Worth and Alliance skew newer and institutional, which is where lease-up concessions concentrate. Older stock across east Fort Worth, Meadowbrook, Woodhaven, Poly, and Como is more often locally managed, which is where documentation and money-owed paths do the most work. Submarket structure maps directly onto approval path.

Frequently Asked Questions

Do you charge renters anything?

No. Our service is free to you and never added to your rent. We're paid a referral fee by the community when you lease, the same way most Texas locators work. You get the licensed help without paying for it.

I've been denied before. Can you still help?

Yes. We organize apartments by how people get approved, not by what's wrong with a file. A balance owed, an eviction filing, a low score, or hard-to-document income each has a path, a guarantor, a structured deposit, better documentation, or a lease-up community. We'll show you which paths stay open and what each costs.

What does an approval path actually cost?

It depends on the path, and we price each one in total dollars over the lease, not per month. A guarantee is a real expense, a doubled deposit is real cash, and a co-signer is a real obligation for someone else. Our Cost Calculator compares them side by side so you can pick the cheapest route in.

How fast will I hear back?

Usually the same day. Text or tell us your budget, move date, and anything on your record you're worried about, and we'll come back with a real list. If a unit's gone when you call, tell us, we'll re-verify and have replacements to you the same day.

Can you guarantee I'll get approved?

No, and anyone who does isn't being straight with you. What we can do is tell you where you stand: which paths your file keeps open, what each costs, and which Fort Worth properties accept them, all verified with the leasing office by phone.

Still have a question?

Tell us your budget, move date, and anything on your record you're worried about. We usually come back the same day.
