What your guarantor is signing

They’re not vouching for you. They’re agreeing to pay if you don’t. Most Tarrant County properties ask a guarantor to prove a higher income multiple than the renter (often 4x to 5x the rent rather than 2.5x to 3x) plus their own credit check, and they sign a guaranty addendum to the lease.

Why 1099 income keeps getting flagged

How much income does a cosigner need?

Usually more than you do. Where a renter is asked for 2.5x to 3x the rent in gross income, a guarantor is commonly asked for a higher multiple (often in the range of 4x to 5x) because they're covering the whole obligation on top of their own housing costs. The exact number is set by the property, so we confirm it before you ask anyone.

What's the difference between a cosigner and a guarantor service?

A personal cosigner signs the lease and is legally responsible alongside you. A guarantor service like Leap or TheGuarantors issues a bond backing your lease in exchange for a fee, and no individual takes on personal liability. One costs a relationship, the other costs money.

What does a guarantor service cost?

Typically a percentage of your annual rent, commonly landing somewhere near three-quarters of one month's rent for a standard file, and higher for a weaker one. Product pricing varies, so we price your specific situation rather than quoting a headline rate.

Can my cosigner live out of state?

Usually yes. Most Tarrant County properties accept an out-of-state cosigner as long as the income and credit thresholds are met. A few don't, which is one of the things we confirm on the phone before you go through the paperwork.

Why do apartments flag my 1099 income?

Automated income verification is built to read W-2 pay stubs. A guarantor can also close the gap through a conditional approval, where the property approves the file once the guarantor's documentation clears rather than declining it outright.
