Terms of Service & Required Disclosures

1. Agreement to these terms

By using this website and the services of Fort Worth Apartment Locators Group, you agree to these terms and to all applicable Texas and federal law. If you don't agree, please don't use the site.

2. What we do

We are licensed Texas real estate agents providing apartment locating services in Fort Worth and Tarrant County. Our services are organized as approval paths, including:

  • Cosigner & Guarantor
  • New Apartments Leasing Up
  • Proof of Income & Documentation
  • Housing Vouchers
  • Pet-Friendly Locating
  • Relocation Services
  • Luxury & High-Rise Locating
  • Move-In Concierge

3. Cost to you

Our locating service is free to renters. We are paid a referral fee by the apartment community when you sign a lease through us. That fee is paid by the community, not by you, and it is not added to your rent.

Approval paths themselves may carry real third-party costs, a guarantor service premium, a deposit alternative premium, a doubled deposit, or last-month-up-front. Those are paid to the property or the third-party provider, not to us, and we state the cost of each path before you commit to it.

4. No approval guarantee

We do not guarantee that you will be approved for any apartment. Screening criteria are set by each property and its management company, are applied by third-party screening software we do not control, and change without notice. What we provide is information about which paths are likely to remain open to you, what each costs, and which properties accepted that path as of the date we verified it.

5. Accuracy of information and verification dates

Every rent, fee, concession, criteria threshold, and lease-up status we publish carries a verification date. Information can become inaccurate between the date we verified it and the date you read it, a community may not have updated its system, a unit may have been claimed minutes earlier, or a concession may have expired. Tell us and we will re-verify and send replacements the same day.

Market figures cited on this site come from named third-party sources, including RentCafe, CoStar, and Northmarq, as of the dates stated. We do not warrant third-party data.

6. Your responsibilities

  • Give us accurate information about your budget, timing, and rental history
  • Verify criteria, fees, and lease terms directly with the property before signing
  • Read the lease you sign, we are not a party to it

7. Fair housing

We are an Equal Housing Opportunity service and comply with the federal Fair Housing Act and Texas fair housing law. We do not steer on the basis of race, color, religion, national origin, sex, familial status, or disability, and we do not provide neighborhood safety or resident-demographic characterizations. Building class references on this site (Class A, B, C) describe construction vintage and finish only.

8. Limitation of liability

To the fullest extent permitted by law, Fort Worth Apartment Locators Group is not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of this website or our services, including any leasing decision made by a property or its screening provider.

9. Intellectual property

The content on this website, text, layout, graphics, and data compilations including the Lease-Up Board, is the property of Fort Worth Apartment Locators Group and is protected by copyright.

10. Changes to these terms

We may update these terms. Changes take effect when posted, and the "last updated" date at the top of this page will change.

11. Information About Brokerage Services (TREC IABS)

Texas law requires all real estate license holders to give the following information about brokerage services to prospective buyers, tenants, sellers, and landlords.

A broker is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.

A sales agent must be sponsored by a broker and works with clients on behalf of the broker.

A broker's minimum duties required by law are to put the interests of the client above all others, including the broker's own interests; to inform the client of any material information about the property or transaction received by the broker; to answer the client's questions and present any offer to or counter-offer from the client; and to treat all parties to a real estate transaction honestly and fairly.

12. TREC Consumer Protection Notice

The Texas Real Estate Commission (TREC) regulates real estate brokers and sales agents, real estate inspectors, and easement or right-of-way agents. If you have a complaint about a licensed person, you may file it with TREC. Information about filing a complaint, and about the Real Estate Recovery Trust Account, is available from TREC at trec.texas.gov.
