No. Our service is free to you and never added to your rent. We're paid a referral fee by the community when you lease, the same way most Texas locators work. You get the licensed help without paying for it.

Yes. We organize apartments by how people get approved, not by what's wrong with a file. A balance owed, an eviction filing, a low score, or hard-to-document income each has a path, a guarantor, a structured deposit, better documentation, or a lease-up community. We'll show you which paths stay open and what each costs.

It depends on the path, and we price each one in total dollars over the lease, not per month. A guarantee is a real expense, a doubled deposit is real cash, and a co-signer is a real obligation for someone else. Our Cost Calculator compares them side by side so you can pick the cheapest route in.

Usually the same day. Text or tell us your budget, move date, and anything on your record you're worried about, and we'll come back with a real list. If a unit's gone when you call, tell us, we'll re-verify and have replacements to you the same day.

Every rate, concession, and criteria threshold we publish carries a date and a source, and we pull any Lease-Up Board record older than 60 days. Our list updates in real time and it can still be wrong, sometimes a community hasn't updated their system. Tell us and we'll re-verify the same day.
