2. Information we collect

We collect information you give us directly, which typically includes:

• Your name, phone number, and email address
• Your monthly budget, desired move date, and preferred areas or commute
• Details you choose to share about your rental history or file, for example a balance owed, an eviction filing, credit range, income type, a housing voucher, or pets
• Messages you send us by form, text, email, or social media direct message
• Standard technical information collected automatically by our hosting and analytics providers, such as pages viewed, referring URL, approximate location, and device type

You decide how much to share. The more you tell us about your situation, the more accurately we can route you to a path that fits, but nothing beyond your contact details is required.

3. How we use your information

We use what you send us to:

• Match you to apartment communities that fit your budget, commute, and approval path
• Confirm property criteria and availability on your behalf with leasing offices, which may require sharing your first name and general qualification details with a property
• Respond to your questions and follow up after tours or applications
• Send you replacement options when a unit is no longer available
• Improve the accuracy of our property and criteria records

4. When we share information

We do not sell your personal information. We share it only in these situations:

• With apartment communities you have asked us to contact or apply to. This is how a locator referral works and it is how we are paid.
• With our brokerage, Spirit Real Estate Group, LLC, as required for real estate record-keeping and supervision under Texas law.
• With service providers that operate this website, our forms, our email, and our analytics on our behalf.
• When required by law, including responses to lawful requests from regulators, courts, or the Texas Real Estate Commission.

5. How we are paid

Our service is free to you. When you lease an apartment through us, the community pays us a referral fee. Nothing is added to your rent. We mention it here because the referral relationship is the reason your details are shared with a property.

6. Data retention and security

We keep your information for as long as we are actively helping you and afterwards for the period required by Texas real estate record-keeping rules. We use reasonable administrative and technical safeguards to protect it. No method of transmission or storage is completely secure, and we will not claim otherwise.

7. Your choices

You can, at any time:

• Ask us what information we hold about you
• Ask us to correct anything inaccurate
• Ask us to delete your information, subject to our record-keeping obligations
• Tell us to stop contacting you, reply STOP to a text or tell us in writing

8. Text messages

If you give us your phone number, we may text you about your search. Message and data rates may apply. Reply STOP to opt out at any time; we will confirm and stop.

9. Cookies and analytics

10. Children

This site is not directed at children under 13, and we do not knowingly collect information from them.
