Start with your actual BAH figure
Not an average, not a table you found online. Your rate, for your rank and dependency status, at this duty station.
That number is the ceiling for the housing conversation, and there’s a second question attached to it that changes what it actually buys: are utilities included?
A unit at $1,450 with electricity, water, and trash included and a unit at $1,400 with none of them are not the same offer. In North Texas, summer electricity on the deregulated Oncor grid is a real line item, and it can swing a couple of hundred dollars in July and August.

Geography around the base
NAS Fort Worth JRB sits on the west side, sharing the field with Lockheed Martin at Air Force Plant 4.
Loop 820 is the main artery, running north-south on the west side and connecting to I-30 and I-20.
Camp Bowie Boulevard runs into the Cultural District and toward downtown, and the Arlington Heights and Ridglea areas sit along it.
White Settlement, Benbrook, and the western edge of Fort Worth are all within a short drive of the gate.
Downtown and the Medical District are reachable via I-30 and Camp Bowie if a spouse works centrally, which is a common constraint we plan around.
Send us the gate you’ll use and we’ll sort by actual drive time rather than by distance on a map.

Documentation
Straightforward, and Tarrant County leasing offices see it constantly.
Your LES showing base pay and BAH is the standard income document. BAH counts as income essentially everywhere.
Orders are useful for two things: establishing your arrival timing, and later for SCRA lease termination if you PCS.
Rank and dependency status determine the BAH rate, which is what we budget against.
If a spouse also works, their income typically stacks toward the multiple.
Lease terms and orders
Ask about the SCRA process before you sign, not when you need it. The Servicemembers Civil Relief Act provides lease termination rights for qualifying orders, and knowing how a specific property handles the paperwork saves friction later. Most know the process; a few need reminding it exists.
Ask about short-term or flexible terms. Some communities offer terms under twelve months, usually at a monthly premium. It’s rarely advertised. If your assignment length is uncertain, it’s worth the premium to avoid a break.
Furnished corporate options exist for anything under six months, and they price differently — worth comparing if you’re in temporary status.
Two questions to ask every property
“Are utilities included, and if not, what have comparable units run in July?” and “How do you handle SCRA lease termination on PCS orders?” Both change the deal, and neither appears on a listing.
If you’re arriving before you’ve seen anything
This is the normal case for military moves. Virtual tours and holding deposits both work, and here’s how to do it without getting caught out.
What we do on your behalf: call about the specific unit, confirm the rent and what’s included, confirm the concession and its expiry, confirm total cash to move in, and tell you plainly what we couldn’t verify without standing in the room.
After you sign
The free Move-In Concierge handles the setup, and the electricity piece matters here more than most places. Fort Worth is on the deregulated Oncor grid: Oncor delivers power but you choose your own retail provider. You’ll need the ESID for the specific unit, and the advertised rate on a plan is frequently not the rate you’ll pay at apartment-sized usage.
That trips up nearly every out-of-state arrival, military or otherwise. We handle it.
What to do first
- Send us your BAH figure, rank, and dependency status.
- Tell us which gate you’ll use and whether a spouse commutes elsewhere.
- Tell us your report date and whether your assignment length is fixed.
- Say if you need utilities included — it changes the shortlist substantially.
- We come back with options inside BAH, sorted by drive time, verified by phone.
The relocation path covers the rest of the process, including hold mechanics and what we verify before you sign.
