## Who this path is for

You’ve taken a job in Fort Worth, or you’ve been stationed here, and you’re trying to pick an apartment from another city using photos and a map you don’t know yet.

The mistake almost everyone makes is searching by neighborhood name. Fort Worth’s commute is decided by which corridor you’re on (I-35W, I-30, I-20, Loop 820, Chisholm Trail Parkway) far more than by which side of a boundary line an address sits. Send us the address you’ll be driving to and we’ll sort by actual drive time. Local knowledge is most of what a

Fort Worth apartment locator

[/ →](/)

is for when you’re searching from another city.

## The employment anchors

**Alliance / North Fort Worth.** Amazon’s Alliance operations, the wider AllianceTexas corridor, and BNSF Railway’s presence. This is also where new supply keeps delivering, so it’s where the

lease-up

[/new-apartments-leasing-up/ →](/new-apartments-leasing-up/)

concessions concentrate. If you work up here, you’re in the best-priced part of the market right now.

**Downtown and Sundance Square.** Charles Schwab, professional services, and the Trinity Metro / TEXRail connection out toward DFW Airport. Higher rents, shorter commutes, and the West 7th and Near Southside submarkets immediately adjacent.

**Medical District.** Texas Health Resources, JPS Health Network, Cook Children’s, Baylor All Saints, and UNT Health Science Center. Several submarkets sit within a reasonable drive at genuinely different price points, which matters a lot if you’re working shifts.

**Lockheed Martin, Bell Textron, and NAS Fort Worth JRB** on the west side, off Loop 820 and Camp Bowie. If you’re military and budgeting to BAH, see below.

## Leasing before you arrive

Sight-unseen leasing works, and it works better with someone standing between you and the listing.

A **virtual tour** (a live video walk-through or a Matterport 3D scan) rules out most bad fits. What it doesn’t tell you is whether the specific unit is the one in the photos, whether the rent quoted is the rent for that unit, what the total cash to move in actually is, or whether the concession has expired.

Those are phone questions, and we ask them on the specific unit before you commit. We also tell you what we couldn’t verify, because standing in a room is not the same as calling about it.

> **Holding deposit, application deposit, application fee**
>
> Three different things. An application fee covers screening and doesn’t come back. An application deposit and a holding deposit take a unit off the market, and whether either is refundable depends on the lease and on Texas Property Code §92.351. We ask before you send money.

## Military renters at NAS Fort Worth JRB

BAH varies by rank and dependency status, so we work from your actual figure rather than an average. Two things worth knowing:

- Whether utilities are included changes what your BAH actually covers. A unit $50 cheaper with utilities excluded can be the more expensive one.
- Some communities offer flexible or short-term terms for orders-driven moves. Ask, because it’s rarely advertised.

Your LES showing base pay and BAH is standard income documentation and is accepted essentially everywhere here. Protections under the Servicemembers Civil Relief Act apply to lease termination on qualifying orders.

## What to do first

1. Send us the exact work address and your start date.
2. Tell us your budget and whether utilities need to fit inside it.
3. Tell us if you have pets, a voucher, or anything on your record, those change the property list before commute does.
4. We come back with options sorted by drive time, with tours arranged and units verified by phone.

Once you’ve signed, the free

takes over, electricity on the deregulated Oncor grid, internet, and renters insurance, all arranged before you land.

Why us

## Why renters use us for the relocation path

commute

### We anchor on your commute, not a map

Send the address you'll be driving to. We sort by real drive time on the corridors that serve it, which is a different answer than 'close to downtown.'

call

### Someone physically confirms

Leasing sight-unseen means trusting a listing. We call, ask about the specific unit, and tell you what we could and couldn't verify.

lock

### Hold mechanics explained before you pay

A holding deposit isn't the same as an application deposit or an application fee. We tell you which one you're being asked for and whether it's refundable.

event

### Timed to your start date

Lease start, move date, and first day of work rarely line up on their own. We work backwards from the date that can't move.

Step by step

## How the relocation path runs

1. 1 location\_on

    ### Anchor the search

Your work address, your start date, and your budget. Everything else follows from those three.

2. 2 videocam

    ### Shortlist and virtual tour

We send options with drive times attached and set up video or 3D tours so you can rule things out from wherever you are.

3. 3 fact\_check

    ### Verify before you commit

We call the leasing office on the specific unit, availability, actual rent, concession, total cash to move in, and any hold terms.

4. 4 task\_alt

    ### Hold or sign, then hand off to concierge

Once you're set, the free Move-In Concierge handles electricity, internet, and renters insurance before you land.

## Relocating with us vs relocating from a listing site

| What matters | Typical process | How we do it |
| --- | --- | --- |
| Search anchor | Neighborhood names | Drive time from your actual work address |
| Unit verification | Whatever the listing says | Called on the specific unit, with the date |
| Sight-unseen risk | Yours entirely | We tell you what we confirmed and what we couldn't |
| Hold terms | Discovered at payment | Explained before you send money |
| Utilities setup | Your problem on arrival | Free Move-In Concierge, arranged before you land |

"Typical process" describes a common industry baseline, not any named company.

Why believe any of this

## We're new, so here's our method instead of a wall of reviews

This brand hasn't placed enough renters to publish counts or ratings, and inventing them would be a misrepresentation. What we can show you is exactly how the work gets done.

call

### We call the leasing office

Criteria change without notice and listing sites don't track them. Before you spend an application fee, we confirm the income multiple, the deposit structure, and what the property does with your specific flag, by phone.

event\_available

### Every number carries a date

A rent, a concession, a criteria threshold, or a lease-up status is only useful if you know when it was true. Every one we send you has a verification date attached, and we pull Lease-Up Board records older than 60 days.

report

### We publish the failure mode

Our list updates in real time and it can still be wrong. Sometimes a community hasn't updated their system, sometimes someone applied twenty minutes ago. If a unit's gone when you call, tell us and we'll re-verify and send replacements the same day.

badge

### Licensed, and named

We're licensed Texas agents under Spirit Real Estate Group, LLC (TREC #9003398), designated broker Tom Birdwell. Single county, so we can verify instead of guess.

Straight answers

## Relocation questions

### Can I lease an apartment in Fort Worth sight-unseen?

expand\_more

Yes, and plenty of people do. It runs on a virtual or 3D tour plus a holding deposit while your application processes. The risk is real, so we tell you exactly what we confirmed by phone about that specific unit and what we couldn't confirm without standing in it.

### Where should I live if I work in the Medical District?

expand\_more

Several submarkets sit within a reasonable commute at different price points, and which one fits depends on your budget and your shift pattern more than anything else. Send us the address and your budget and we'll sort by real drive time rather than by neighborhood reputation.

### What apartments near NAS Fort Worth JRB fit BAH?

expand\_more

A number of communities near the base land within typical BAH for the area. Because BAH varies by rank and dependency status, we work from your actual figure rather than an average, and we account for whether utilities are included.

### What's a holding deposit and do I get it back?

expand\_more

It's money that takes a unit off the market while your application processes. Terms vary, some properties apply it to your first month, some refund it if you're declined, some don't refund it if you change your mind. That's a question we ask before you send anything.

### How far ahead should I start?

expand\_more

Four to six weeks before your move date is comfortable for most searches. Sooner than that and much of what's available won't still be available. Later and you're choosing from what's left. If your date is tight, say so and we'll work backwards from it.

### Can you help if my employer is paying for the move?

expand\_more

Yes. Whether it's a lump sum or a managed relocation package changes what documentation the property wants, and corporate or furnished short-term options are worth pricing against a standard lease if your start date is close.

### How does income verification work if I'm moving from out of state?

expand\_more

A signed offer letter on company letterhead with your start date and salary is the standard document, usually paired with your last pay stubs from your current role. If you're a remote worker on 1099s, bring the documentation package instead.

### Do you handle the utilities too?

expand\_more

Yes, free, after you sign. Fort Worth is on the deregulated Oncor grid, so you pick your own electricity provider, that trips up almost every out-of-state mover. The Move-In Concierge handles it along with internet and renters insurance.

### Relocating with kids. Which school districts should I know about?

expand\_more

Families relocating for Alliance-area or north-side jobs most often land in Keller ISD, Northwest ISD, or Eagle Mountain-Saginaw ISD, depending on the specific submarket. We don't rank districts or neighborhoods for you, we just make sure you know which one a given address feeds into before you sign. One more practical check for the area near the Trinity River: some North Fort Worth and downtown-adjacent properties sit inside a FEMA-mapped floodplain, which can affect renters insurance and is worth a factual question to the leasing office rather than a guess.

### Still have a question?

Tell us your budget, move date, and anything on your record you're worried about. We usually come back the same day.
