## Who this path is for

You make the money. You just can’t produce the two pay stubs the form asks for, because you’re self-employed, on 1099s, paid on commission, driving for a platform, or splitting income across two jobs and a side thing.

Automated screening isn’t judging you. It’s failing to read you, and those are different problems with different fixes.

## The multiple, as an actual number

Most Tarrant County properties want gross monthly income of 2.5x to 3x the rent. On the Fort Worth average of $1,438 (RentCafe, April 2026), that’s:

| Multiple | Gross monthly income needed | Gross annual |
| --- | --- | --- |
| 2.5x | $3,595 | $43,140 |
| 3x | $4,314 | $51,768 |
| 3.5x (some Class A) | $5,033 | $60,396 |

Gross, not take-home. And it’s per property, not per city, which is why the first thing we do is call and get the actual number rather than assuming three.

If you’re short, there are three legitimate ways to close it: add a co-applicant’s income, document a second income source properly, or bring a

guarantor

[/cosigner-guarantor/ →](/cosigner-guarantor/)

. If none of those apply, the honest answer is a lower rent band, and we’ll say so rather than run you through more application fees.

## What to send, by how you’re paid

**Self-employed or 1099:** last two to three months of bank statements as PDFs from the bank, most recent 1099s, most recent tax return. A signed CPA letter helps at some properties.

**Gig or platform work:** the platform’s earnings summary plus bank statements showing the deposits. Send more months rather than fewer, because properties average fluctuating income.

**Commission or variable W-2:** last three months of stubs plus a year-to-date summary, so the average is visible rather than the most recent month.

**Military at NAS Fort Worth JRB:** your LES showing base pay and BAH. BAH counts as income at essentially every property here.

**Benefits, disability, retirement, or pension:** the award letter or benefit statement. Steady, documented income reads well.

**Starting a new job:** a signed offer letter on company letterhead with start date and salary, plus your last stub from the previous role.

> **Format matters more than people expect**
>
> A PDF downloaded from your bank parses. A phone screenshot often doesn’t. Consistent file names and a one-page cover summary (total monthly average, sources, months covered) turns a twenty-minute review into a two-minute one, and that changes outcomes.

## When the software flags you anyway

An automated income check returns a decision, not a reason. If you’re flagged despite clearly meeting the multiple, the usual cause is parsing, not arithmetic.

The move is a manual review. We go back to the leasing office, send the complete package with the cover summary, and ask a person to look at it. Making that call on your behalf is what

buys you. That’s a normal request, not a favour, and leasing managers grant it regularly, particularly at locally managed communities across east Fort Worth, Meadowbrook, Woodhaven, Poly, and Como where a human is already in the loop.

Newer institutional product in North Fort Worth and Alliance leans harder on automation, so if your income is unusual in shape, we generally either prepare a stronger package for those or route you toward properties where a person reads the file.

## What to do first

1. Gather the last three months of bank statements as PDFs, not screenshots.
2. Find your most recent tax return and 1099s.
3. Write down your average gross monthly income across those three months. That’s the number everything else is measured against.
4. Send us the property you’re targeting and we’ll confirm its actual multiple and what documentation it accepts.

If your income sits genuinely below the multiple, the fastest fix is usually a

guarantor

[/cosigner-guarantor/ →](/cosigner-guarantor/)

. If you’re also carrying a balance or a filing, add

deposit alternatives and money owed

[/deposit-alternatives-money-owed/ →](/deposit-alternatives-money-owed/)

, that combination is common and we price it as one number.

Why us

## Why renters use us for the documentation path

description

### We know what parses and what doesn't

Automated verification reads some documents and chokes on others. We tell you which format to send so your file gets read rather than flagged.

calculate

### The multiple, stated as a number

2.5x or 3x isn't a rule of thumb, it's a specific threshold set per property. We confirm the actual number before you apply.

support\_agent

### Escalation is a real step

Software returns a decision, not a reason. Getting a human at the leasing office to look at a fuller package is a standard move, and we know how to ask.

alt\_route

### Stacking when you're genuinely short

If the income isn't there, documentation won't invent it. We'll say so and move you to a guarantor or a co-applicant instead of wasting fees.

Step by step

## How the documentation path runs

1. 1 target

    ### Work out the target

We confirm the property's actual multiple and calculate the gross monthly income it implies, so you know the number you're aiming at.

2. 2 folder

    ### Build the package

Bank statements, 1099s, returns, offer letters, benefit award letters, whichever combination fits how you're actually paid.

3. 3 upload\_file

    ### Submit in the readable format

PDF statements from the bank rather than screenshots, consistent naming, and a one-page cover summary that a human can scan in thirty seconds.

4. 4 support\_agent

    ### Escalate if the software balks

If an automated check flags you anyway, we go back to the leasing office and ask for a manual review with the fuller file attached.

## What this looks like in Fort Worth

Illustrative photography of the Tarrant County rental market this path runs through.

## Automated screening vs a documented file

| What matters | Typical process | How we do it |
| --- | --- | --- |
| What the software reads | W-2 pay stub patterns | We send formats the system can actually parse |
| Irregular income | Returned as unverified | Averaged across statements with a cover summary |
| The multiple | Assumed to be 3x | Confirmed per property, some accept 2.5x |
| After a flag | Reapply somewhere else | Manual review requested with the complete package |
| Genuinely short | Keep applying | We say so and move you to a guarantor or co-applicant |

"Typical process" describes a common industry baseline, not any named company.

Why believe any of this

## We're new, so here's our method instead of a wall of reviews

This brand hasn't placed enough renters to publish counts or ratings, and inventing them would be a misrepresentation. What we can show you is exactly how the work gets done.

call

### We call the leasing office

Criteria change without notice and listing sites don't track them. Before you spend an application fee, we confirm the income multiple, the deposit structure, and what the property does with your specific flag, by phone.

event\_available

### Every number carries a date

A rent, a concession, a criteria threshold, or a lease-up status is only useful if you know when it was true. Every one we send you has a verification date attached, and we pull Lease-Up Board records older than 60 days.

report

### We publish the failure mode

Our list updates in real time and it can still be wrong. Sometimes a community hasn't updated their system, sometimes someone applied twenty minutes ago. If a unit's gone when you call, tell us and we'll re-verify and send replacements the same day.

Straight answers

## Documentation questions

### What counts as proof of income if I'm self-employed?

expand\_more

Usually a combination: the last two to three months of bank statements showing deposits, your most recent 1099s, and your most recent tax return. Some properties also accept a signed CPA letter or a current client contract. What matters is that the documents show a consistent pattern a person can follow.

### How much do I need to make for a $1,438 apartment?

expand\_more

At a 3x multiple, roughly $4,314 a month gross. At 2.5x, roughly $3,595. Fort Worth averaged $1,438 in April 2026 per RentCafe, so those are the real numbers for an average unit. The multiple is set by the property, so we confirm it rather than assume.

### Can I combine incomes to meet the multiple?

expand\_more

Usually yes. Most Tarrant County properties will stack co-applicant income, and many will count a second job or a documented side income. Some count only the primary applicant, which is exactly the kind of thing we confirm by phone before you apply.

### My income verification failed. Can I override it?

expand\_more

Often, with fuller documentation and a human review. An automated flag frequently means 'couldn't parse this' rather than 'this is too low.' Sending organized bank statements with a short cover summary and asking the leasing office for a manual review is a standard, effective move.

### Does Social Security, disability, or pension income count?

expand\_more

Yes, at most properties. Award letters and benefit statements are accepted documentation. The same applies to military BAH shown on an LES. These sources are steady, which usually reads well once the document is in front of someone.

### What about gig income from Uber or DoorDash?

expand\_more

Platform earnings summaries plus bank statements showing the deposits are the standard package. Because gig income fluctuates, properties typically average it across several months, so send more history rather than less.

### How recent do the documents need to be?

expand\_more

Most properties want statements covering the last two to three months and the most recent tax year. Anything older tends to raise a question rather than answer one.

### What if the income genuinely isn't there?

expand\_more

Then documentation won't fix it, and we'll tell you that instead of taking you through more application fees. The routes from there are a co-applicant, a guarantor, or a lower rent band, and we'll price each one.

### What if I don't have income at all, just assets?

expand\_more

Some properties will qualify a renter on assets instead of income, called asset-based qualification, using a bank or investment statement multiplied against the lease term. It's less common here than a standard income multiple, so we confirm whether a specific property offers it before you count on it. If your file also carries a paid collection, a paid-in-full letter plus a short letter of explanation is the same fix documentation uses elsewhere on this site, and it can travel with your income package. Co-applicant income stacking, combining you with a partner or roommate's income, is the other common route when one person's number alone falls short.

### Still have a question?

Tell us your budget, move date, and anything on your record you're worried about. We usually come back the same day.
