## Why the north corridor

The metro construction pipeline sits roughly 43% below its 2023 peak, with 2026 deliveries forecast lowest since 2022 (CoStar / Northmarq, Q1 2026). Roughly 30,200 units were under construction metro-wide, with about 7,300 to 7,500 delivered in the quarter against 8,500 absorbed.

Read that plainly: lease-up windows are abundant right now and visibly closing. And they concentrate in North Fort Worth and Alliance, where the $1.1B North City project at I-35W and North Tarrant Parkway plus ongoing Alliance delivery keep new supply arriving longest.

Meanwhile the classes have diverged. Class A rents have posted year-over-year growth for five straight quarters, closing Q1 2026 up 3.2%. Class B just turned positive for the first time since 2023. It's a newly delivered community that hasn't reached stabilized occupancy yet. It's still racing to fill units, which is why concessions run deepest and leasing offices are most willing to work a file during this window.

### Why do lease-up communities approve more renters?

Empty units cost the owner money every day. During fill, a leasing office has more incentive to find a structure that works (a guarantor, a higher deposit, more documentation) rather than decline and wait. That's flexibility on process, not a change in criteria, and no approval is guaranteed.

### How do I calculate effective rent with weeks free?

Take the total you'd pay across the whole term, subtract the value of the free rent, then divide by the number of months.
