## What this is

Everything between signing the lease and sleeping in the apartment, handled for free.

It exists because the week after you sign is when the avoidable money gets spent. An electricity plan chosen in a hurry costs more for twelve months. An insurance policy bought on move-in morning costs more than one bought on a Tuesday. A mover booked at the published rate costs more than one booked through somebody who books movers regularly.

## Electricity, which is the one that catches people

Fort Worth sits on the **Oncor** grid. Oncor owns the poles and the meters and delivers your power, but Oncor does not sell you electricity. You choose a **retail electric provider** (TXU Energy, Reliant, Green Mountain, 4Change and dozens more) and you can be on the wrong one for a year without noticing.

Two things matter and neither is the advertised rate:

**Your ESID.** The Electric Service Identifier for your specific unit. The property gives it to you. Every provider asks for it, and having it in advance is the difference between service on day one and service on day four.

**The EFL.** The Electricity Facts Label is a one-page disclosure every plan must publish, showing the average price per kWh at 500, 1000, and 2000 kWh of monthly usage. Marketing rates are typically quoted at the usage level that flatters the plan. A one-bedroom apartment often lands nearer 500 to 800 kWh, where that same plan can cost noticeably more per kWh than its headline.

> **The bill-credit trap**
> 
> Some plans advertise a very low rate that depends on hitting a usage threshold, use 999 kWh and you pay a high rate, use 1000 and a credit kicks in. If your usage sits near the line, you’ll be on the wrong side of it half the year. We check the EFL for the plan shape, not just the number.

## Internet

Two questions before you sign anything: which providers actually serve the building, and whether the building has **mandatory bulk internet**. Spectrum, AT&T Fiber, and Frontier all serve parts of Fort Worth, but coverage is building-by-building, not neighborhood-by-neighborhood.

If bulk internet is mandatory, it’s a monthly fee you can’t shop, and it belongs in the cost comparison before you sign, not after.

## Renters insurance

Most Tarrant County leases require a policy with roughly $100,000 in personal liability, with the property named on the certificate of insurance. Policies are usually inexpensive. What causes problems is timing, the COI has to be with the property before key handover, and getting it issued on the morning of your move is how people end up with a delay and a bad plan.

Document the unit's condition thoroughly with photos and video before you move anything in, and submit the move-in condition form the property gives you within the window they specify. That's the single cheapest thing you can do to protect your deposit.

### What other fees show up after I move in that people don't expect?

Beyond electricity and internet, watch for a pest control fee, a parking fee if covered or garage parking isn't included in your base rent, and a one-time lease admin fee some properties charge at signing. If you have a pet, a pet deposit or pet rent gets added at move-in on top of these. On electricity, Texas also runs a state comparison tool through the Public Utility Commission called Power to Choose, alongside the retail options we already walk you through, and ERCOT is the grid operator that keeps the power flowing behind Oncor's local delivery.
