Our service is free to you and never added to your rent. How the community referral fee works, and why there's no catch.

## The short answer

The apartment community pays us. When you lease a unit we referred you to, the property pays a referral fee out of its own marketing budget. Nothing is added to your rent, your deposit, or your fees, and you never write us a check.

That’s the entire model. It’s how most Texas locators are paid, and we’d rather state it plainly on its own page than let you spend the whole search wondering where the money comes from.

## Why a property would pay for that

An empty unit costs an owner money every day it sits. Filling it costs money too — listing fees, marketing spend, leasing staff time on tours that go nowhere.

A locator referral is cheaper than most of that, because the renter arrives already screened for fit. We’ve checked the income multiple, we know whether their record clears the property’s criteria, and we’ve confirmed the unit is actually available. The leasing office spends a tour on someone who can plausibly sign.

So the fee comes out of a budget that already exists for filling units. It doesn’t come out of your rent, and there’s no version of this where the property recovers it from you afterward — your lease terms are the same terms anyone else walking in would get.

## What it means for how we work

Being paid on placement has one obvious implication worth naming: we get paid when you sign. That could, in the wrong hands, become pressure.

Here’s how we handle it:

**We tell you when a place isn’t right.** If the effective rent doesn’t work, or the commute is worse than it looks on a map, or the concession expires before your move date, we say so. A bad placement produces a call in month three, not a return client in year two.

**We don’t manufacture urgency.** No “this won’t last,” no “three people looked at it today.” Inventory pressure is real sometimes and pretending it’s always real reads as a lie.

**We tell you about properties that don’t pay us.** A small number of Tarrant County communities don’t work with locators. If one fits you, you should know about it. We don’t earn anything there, and that’s fine.

## The mechanics on the application

When you apply, the property’s application will ask whether a locator or agent referred you. You name us there. That’s the mechanism that connects the referral to us, it costs you nothing, and it doesn’t obligate you to lease anywhere.

If you’ve already applied somewhere without naming us, tell us — sometimes it can still be corrected, sometimes it can’t, and either way it doesn’t change what we’ll do for you on the rest of your search.

## One thing to be clear about

Being free doesn’t make us able to guarantee an approval, and nobody should tell you otherwise. Criteria vary by property, change without notice, and are applied by screening software we don’t control.
