## Three structures, used interchangeably in marketing

And they cost meaningfully different amounts.

**Pet rent.** A recurring monthly charge, per animal. Commonly $25 to $50 a month in Tarrant County. Non-refundable.

**One-time pet fee.** A single charge at move-in, per animal. Commonly $200 to $500. Non-refundable.

**Pet deposit.** A single charge at move-in, per animal, that comes back at move-out less any pet-related damage. Commonly $200 to $500.

Ranges, not quotes. Every property sets its own, and plenty charge more than one of these together.

## The comparison

One dog, 12-month lease:

The last row is the common one and the most expensive, and it’s the one that gets quoted as “just a $300 pet fee” on the tour.

A refundable deposit is by far the best structure for you, and it’s also the least common — properties moved toward fees precisely because deposits come back.

## On a 15-month lease

Recurring charges scale with the term; one-time charges don’t.

If you’re taking a longer term for a deeper rent concession, factor the extra pet rent into the calculation. It’s small, but so is the margin on some of these comparisons.

## Two pets

Most properties charge per animal, so double everything above. Some add a multi-pet premium on top. Some cap at two animals and won’t go further regardless of what you’d pay.

Ask for the total for the actual number of animals you have, not the per-pet rate. The arithmetic is easy and the surprise at signing isn’t.

## The question that saves you money

**“Is that a fee or a deposit, and which word appears in the lease?”**

Marketing material uses “pet deposit” for non-refundable fees constantly. It’s usually not deliberate — it’s inherited language on a flyer nobody updated. But the lease is what governs, and the difference is a few hundred dollars.

## Where this fits in the overall cost

Pet charges are a line item, not the main event. On a $1,438 unit, $720 of pet costs across a lease is about $60 a month — real money, and smaller than the difference between two properties’ rent.
