## How your flag reads on a Tarrant County screen

Screening platforms (RealPage, SafeRent, TransUnion SmartMove) don’t report “an eviction.” They report specific records, and the difference between them changes which properties can approve you.

A **filing** means a case was opened in a Tarrant County JP court. A **dismissal** means it closed without a judgment against you. A **judgment** means the court ruled. A **writ of possession** means it went all the way. Many management companies draw their line between judgment and dismissal, which means a renter with a dismissed filing is often being denied for something that shouldn’t be blocking them at all.

Balances follow the same logic. An **open** balance to a prior landlord and a **paid** balance with a payoff letter are different inputs. So is a **reletting fee** charged under Texas Property Code §92.019, which is contractual rather than a judgment, and which a leasing manager will sometimes weigh differently once it’s explained.

Texas Senate Bill 38 took effect January 1, 2026 and tightened eviction timelines statewide. It doesn’t change how an existing record reads. It does mean new filings resolve faster, which matters if yours is recent.

### Does a bankruptcy close this path?

A discharged Chapter 7 usually doesn't close it. Discharge is a resolution, and many Tarrant County managers read it more favourably than an open collection. What it does affect is your credit band, which is why this path is commonly paired with a guarantor.
