# Summer 2026: Where Fort Worth Lease-Up Concessions Are Deepest Right Now

With the metro pipeline about 43% below its 2023 peak, lease-up windows are abundant now and visibly closing. Here's where North Fort Worth and Alliance concessions sit this quarter.

Two months free on a 15-month lease at $1,438 gross works out to about **$1,246 a month**. One month free on a 12-month lease at the same gross works out to about **$1,318**. That $72 difference is the entire subject of this post, multiplied across every lease-up community currently in fill across Tarrant County.

As of Q1 2026, roughly 30,200 units were under construction metro-wide with starts falling sharply, about 7,300 to 7,500 delivered in the quarter against 8,500 absorbed (CoStar / Northmarq). The pipeline sits about **43% below its 2023 peak**, and 2026 deliveries are forecast lowest since 2022.

## Where the concessions concentrate

North Fort Worth and Alliance, and it isn’t close.

The $1.1B North City project at I-35W and North Tarrant Parkway plus continued Alliance delivery keep new supply arriving in the north corridor longer than anywhere else in the county. Newer institutional product means more units filling at once, which means deeper offers and more willingness to work a file.

The rest of the county isn’t dead — there’s activity in the South Fort Worth and Mansfield corridor, along Haltom City and Meacham, and in the Clearfork and West 7th submarkets on the luxury side. But if you’re optimizing purely for concession depth this quarter, north is the answer.

## The math you have to do

Concessions are advertised in weeks and paid in dollars, and the two don’t line up intuitively. At $1,438 gross — the Fort Worth average as of April 2026 per RentCafe:

Note the second row. Eight weeks free on a shorter term beats two months free on a longer one, because the same discount is spread over fewer months. The headline that sounds smaller wins.

> **The renewal step-up**

> Every one of those effective figures is a discount off $1,438 gross. Renewal is quoted against the gross, not against what you were paying. On the top row, that’s a step from roughly $1,246 to $1,438 or higher unless a new concession is offered. Budget for it before you sign.

## Why lease-ups also approve more files

This is the part that gets less attention than the price. A community in fill has empty units costing money every day. That changes the posture of a leasing office — not the criteria, the posture. They’re more willing to look at a structure that works: a guarantor, a higher deposit, a fuller documentation package.

That’s why renters with something on their record often do better at a new community than at a stabilized one, which is the opposite of what most people assume. It isn’t a guarantee of anything, and criteria still apply. It’s just that fill pressure buys you a conversation.

## Read the fill curve, not the calendar

The single most useful timing idea here: **a community that delivered in March and is 60% leased in July beats a stabilized property in any month.**

Seasonality in Fort Worth is delivery-driven. Where a property sits on its own fill curve matters far more than whether it’s summer. A June search at an early-fill property will beat a January search at a stabilized one nearly every time.
